    Position Summary

    The Maintenance Supervisor is responsible for supporting and working with the Chief Engineer to supervise, develop and maintain the physical structure as well as mechanical & operating systems of the hotel in the continuing effort to deliver outstanding guest service and financial profitability.

    Responsibilities

    • Work with maintenance team to ensure that the building, equipment and grounds of the hotel are maintained in a safe, economical, efficient and attractive fashion, consistent with hotel policies and procedures.
    • Assist the Chief Engineer in planning and performing regularly scheduled inspections in order to direct and complete the work as outlined in the preventative maintenance program and special projects.
    • As needed, monitor the level and quality of services performed by outside contractors in accordance with all lease agreements, service contracts and warranties
    • Assist with the development and maintenance of an energy conservation program to minimize expenses.
    • Manage the basic sanitation requirements/controls and applications of relevant chemicals.
    • Maintain emergency procedures and equipment and assists with the implementation of emergency procedures for the safety of guests and employees
    • Keep up to date with developments in all maintenance functions, including but not limited to, HVAC, Mechanical/Electrical, Plumbing and basic construction.
    • Works with Chief Engineer to ensure that the hotel’s engineering department is in compliance with company, brand, federal, state, and local laws/regulations.
    • Assist the Chief Engineer with the management of the department’s finances including budget, forecast, expenses, costs, payroll and quarterly actions plans.
    • Ensure proper controls are in place to maintain reasonable operating and personnel costs each month.
    • Assist with monthly inventories, analysis of losses and need for purchasing to maximize employee productivity.
    • Maintain accurate equipment records to include serial numbers and preventive maintenance programs of all equipment.
    • Ensure timely response to maintenance requests for services by guests, employees and management with the goal of keeping the maximum number of rooms available for occupancy.
    • Train and ensure that staff are using proper documentation procedures.
    • Communicate both verbally and in writing, with employees, guests and management in an attentive, friendly, courteous and service oriented manner.
    • Partner with the Chief Engineer to provide day to day leadership to the team which entails hiring, training and developing, scheduling and performance reviews.
    • Sets goals and expectations for direct reports that align performance and rewards, addresses performance issues and holds staff accountable for successful results.
    • Partners with Human Resources to attract, develop and retain the right people in order to support the strategic priorities of the market.
    • Forecasts talent needs and manages talent acquisition strategy with Human Resources to minimize lost time due to turnover.
    • Fill in and support coworkers and team as needed to ensure efficient operation.
    • Perform duties, special assignments and projects as requested by management

    Qualifications

    • Must be able to speak, read, write and communicate in English to adequately perform the duties of the job.
    • Ability to multitask and prioritize daily workload.
    • Outstanding organizational and time management skills.
    • Must be energetic and able to work in a fast-paced environment.
    • Must be detail-oriented and able to work both independently and with a team
    • Willing to work a flexible schedule to include nights, weekends and holidays as needed.
    • While performing the duties of this job, the employee is required to stand, walk, balance, reach, push, pull, lift, grasp, feel,
      talk, hear, see, smell, taste and perform repetitive motions that require manual dexterity during and throughout their shift.
    • This position requires the exertion of up to 75 pounds of force and lifting up to 75 pounds occasionally.
    • Associates Degree in mechanical and electrical fields (refrigeration, heating and cooling, carpentry, and plumbing) or equivalent work experience required.
    • 1+ years of progressive experience in a maintenance supervisory position in hospitality or similar industry
